Mortgages for Foreign Nationals in the UK

Looking for a UK mortgage as a foreign national?

EHF Mortgages helps visa holders and non-UK nationals find suitable mortgage options.

Mortgages for Foreign Nationals in the UK

Getting a mortgage as a foreign national can feel complicated, particularly when different banks apply very different rules to residency, visa status, income and UK credit history.

Being a non-UK citizen does not automatically prevent you from purchasing a home or obtaining a mortgage in the UK. However, finding the right lender can be more difficult because eligibility does not depend on nationality alone. A lender may also consider your immigration status, how long you have lived in the UK, the type and remaining length of your visa, your employment, your income and the size of your deposit.

At EHF Mortgages, we help foreign nationals understand their options, how much they can borrow and identify lenders whose criteria are suited to their individual circumstances. Whether you have settled status, indefinite leave to remain or a temporary UK visa, we can assess your position before recommending an appropriate way forward.

Residential Mortgages for Foreign Nationals

A residential mortgage for a foreign national is a mortgage used to purchase or remortgage a property that will be your main UK home.

The basic mortgage process is similar to that followed by a British citizen. You will need to demonstrate that the mortgage is affordable, provide evidence of your income and deposit and pass the lender’s credit and identification checks.

The difference is that lenders may carry out additional checks relating to your nationality, residency rights and immigration status.

Depending on the lender, you may be asked to provide:

  • A valid passport
  • Proof of your current UK address
  • Evidence of your visa or immigration status
  • A UK immigration status share code
  • Proof of settled or pre-settled status
  • Evidence of indefinite leave to remain
  • Recent payslips and bank statements
  • Employment confirmation or an employment contract
  • Evidence showing the source of your deposit
  • Details of any overseas income or financial commitments
  • A record of your UK address and credit history

Not every lender applies the same criteria. One bank may require indefinite leave to remain, while another may accept a borrower on a qualifying visa. Some lenders require several years of UK address history, while others may consider applicants who have been in the country for a shorter period.

This difference between mortgage lender criteria and rules makes it important to obtain specialist advice before submitting an application.

Can Foreign Nationals Get a Mortgage in the UK?

Yes, many foreign nationals can obtain a UK mortgage, although acceptance will depend on the lender and the applicant’s individual position.

You may have mortgage options if you hold:

  • Indefinite leave to remain
  • Settled status
  • Pre-settled status
  • Indefinite leave to enter
  • Right of abode
  • A Skilled Worker visa
  • A Health and Care Worker visa
  • A Global Talent visa
  • A UK Ancestry visa
  • A Spouse or Partner visa
  • Another acceptable UK visa

Holding indefinite leave to remain or settled status will usually give you access to a wider range of lenders. However, not having permanent residency does not necessarily mean that you will be unable to get a mortgage.

Have You Been Refused a Mortgage as a Foreign National?

Being refused a mortgage can be frustrating, especially when you have a reliable income, a good deposit and a stable job.

However, a rejection from one lender does not mean that every lender will reach the same decision.

Foreign national mortgage applications are commonly declined because:

  • The lender does not accept your visa type
  • You do not have indefinite leave to remain
  • There is not enough time remaining on your visa
  • You have lived in the UK for less than the lender’s minimum period
  • You do not have a three-year UK address history
  • Your UK credit history is limited
  • The lender requires a larger deposit
  • Your income is below that lender’s threshold
  • Part of your income is earned or paid in a foreign currency
  • Your deposit has come from overseas
  • Your documents do not meet the lender’s requirements
  • An automated application system cannot assess your circumstances properly

A declined application may simply mean that you approached a lender whose criteria did not match your circumstances.

Repeatedly applying to different banks without checking their foreign national lending policies can create further problems. Multiple credit searches may affect future applications and you may continue receiving the same answer from lenders with similar criteria.

Before making another application, it is sensible to establish exactly why the previous application was refused and which lenders are more likely to consider your case.

How EHF Mortgages Can Help Foreign Nationals

At EHF Mortgages, we look beyond nationality and consider the complete financial picture.

We will take the time to understand:

  • Your nationality and residency status
  • The type of visa you hold
  • How long you have lived in the UK
  • How much time remains on your visa
  • Your employment and occupation
  • Your income and how it is paid
  • The amount and source of your deposit
  • Your UK credit history
  • Any overseas financial commitments
  • The property you want to purchase
  • Whether you are applying alone or with another person

We can then research mortgage lenders whose criteria are suitable for your circumstances.

This is particularly valuable because mortgage criteria for foreign nationals can be detailed and frequently differ between lenders. A lender that accepts one visa category may not accept another. Another lender may accept the same visa but impose a maximum loan-to-value limit or minimum income requirement.

Our role is to help you avoid unsuitable applications and present your case clearly to an appropriate lender.

We can support you with:

  • Assessing your likely mortgage eligibility
  • Reviewing the reason for a previous mortgage refusal
  • Explaining how much you may be able to borrow
  • Comparing suitable mortgage products
  • Checking lender visa and residency requirements
  • Understanding deposit requirements
  • Preparing the necessary documentation
  • Obtaining an Agreement in Principle
  • Submitting and managing your mortgage application
  • Communicating with the lender throughout the process
  • Arranging suitable mortgage protection

We have experience helping clients with straightforward and more complex mortgage applications throughout Chelmsford, Essex and across the UK.

What Types of Mortgages Are Available to Foreign Nationals?

The mortgage options available will depend on your residency status, visa, income, deposit and the purpose of the property.

First-Time Buyer Mortgages

Foreign nationals purchasing their first home in the UK may be eligible for a first-time buyer mortgage.

Some lenders offer mortgages to first-time buyers on eligible visas, although the deposit requirements and lending criteria may be different from those applied to applicants with permanent residency.

We can help you understand how much you may be able to borrow and which lenders are most likely to consider your application.

Residential Purchase Mortgages

A residential purchase mortgage can be used when buying a house or flat that will become your main home.

Your lender will assess your income, expenditure, deposit, credit profile and residency status. The property must also meet the lender’s valuation and suitability requirements.

Remortgages for Foreign Nationals

You may be able to remortgage an existing UK property even if your residency or visa status has changed since you originally purchased it.

A remortgage could allow you to:

  • Move to a new mortgage deal
  • Replace an existing lender
  • Change the mortgage term
  • Switch from interest-only to repayment
  • Raise money from the property
  • Add or remove someone from the mortgage

Your available options will depend on your current immigration status, income, property value and outstanding mortgage balance.

Mortgages for Skilled Worker Visa Holders

A Skilled Worker visa mortgage may be available from lenders that accept applicants without indefinite leave to remain.

The lender may consider your occupation, salary, length of UK residency, the remaining term of your visa and the size of your deposit.

Some lenders may also consider whether your profession is in demand or whether your employment provides a clear route to continued UK residency.

Joint Mortgages

A foreign national may be able to apply jointly with a British citizen, an Irish citizen or someone with permanent UK residency.

However, lenders will normally assess the residency and immigration status of every applicant. Having one British applicant does not automatically mean that the foreign national applicant will be ignored by the lender’s criteria.

A joint mortgage may allow both incomes to be considered, potentially increasing the amount available to borrow.

Joint Borrower Sole Proprietor Mortgages

A joint borrower sole proprietor mortgage allows another person’s income to support the application without that person becoming a legal owner of the property.

This can sometimes help a foreign national who needs additional income to meet affordability requirements. It is a specialist arrangement and all parties should obtain appropriate mortgage and legal advice.

Self-Employed Mortgages for Foreign Nationals

Being both self-employed and a foreign national can make the application more detailed, but it does not automatically prevent you from obtaining a mortgage.

Lenders may ask for:

  • Finalised business accounts
  • SA302 tax calculations
  • Tax year overviews
  • Business bank statements
  • Personal bank statements
  • Details of retained profits
  • Evidence of ongoing contracts
  • An accountant’s reference

The way lenders calculate self-employed income varies. Choosing a lender that understands your business structure can make a significant difference.

Bad Credit Mortgages for Foreign Nationals

A limited UK credit history is not the same as bad credit. However, some foreign nationals may also have missed payments, defaults, County Court Judgements or other credit problems.

Specialist lenders may consider bad credit mortgages for foreign nationals, depending on the nature, value and age of the credit issue.

We will review your credit report alongside your visa, residency, income and deposit before recommending the next step.

Buy-to-Let Mortgages

Foreign nationals may be able to obtain a buy-to-let mortgage to purchase or remortgage a UK rental property.

Buy-to-let criteria can depend on whether you live in the UK, whether you already own a residential property, your personal income, the expected rental income and the proposed ownership structure.

Applications may be available in a personal name or through a limited company, subject to lender requirements.

New-Build Mortgages

Foreign nationals can apply for mortgages on new-build houses and flats, but lenders may apply lower maximum loan-to-value limits, particularly for new-build flats.

It is important to check the lender’s visa criteria and new-build criteria before paying a reservation fee or exchanging contracts.

Does the Length of Your Visa Matter?

The remaining term of your visa can be an important part of a mortgage application.

Some lenders require a minimum amount of time to remain on the visa at the point of application. Others may consider how long you have already lived in the UK or whether your visa is normally renewable.

A shorter remaining visa term does not always result in an automatic refusal. The lender may consider your occupation, employment record, income, deposit and route towards permanent residency.

Because the rules vary, it is important to check the lender’s current criteria before applying.

Can Overseas Income Be Used for a UK Mortgage?

Some lenders may consider overseas or foreign-currency income, but the choice of lenders is usually more limited.

The lender may apply a reduction to the value of foreign-currency income to allow for exchange-rate changes. It may also require additional bank statements, contracts, tax documents or certified translations.

The currency, country of origin, employer and method of payment can all affect whether the income is acceptable.

Tell us about every source of income at the beginning of the process so we can identify lenders that are able to consider it.
